Trash Days: Monday- Recycle (green bin) and trash (blue bin) are collected. If you are there on Sunday night, please set both by the curb to be collected on Monday morning. Thursday- Please bring the blue trash bin to the curb on Wednesday night or early Thursday morning. Smoke-Free & Drug-Free Property This is a smoke-free and drug-free environment. If smoking or drug use is detected inside the unit, your reservation will be immediately terminated, and we will seek compensation for any damages following our inspection. Noise Policy & Respect for Neighbors Please be respectful of neighbors. No excessive noise or loud music. Quiet hours are from 9:00 p.m. to 8:00 a.m. If neighbors report noise complaints or excessive noise is detected, your reservation will be terminated, and compensation for damages will be sought. No Parties or Events Parties or events are strictly prohibited. We value our relationships with our neighbors and will know if unauthorized gatherings occur. Any violation will result in immediate termination of your reservation and compensation for any resulting damages. Commercial Use & Special Occasions No commercial use or special occasions (weddings, bachelor parties, birthdays, bridal showers, photo shoots, etc.) are permitted without prior written approval. Failure to get pre-approval will result in reservation termination without a refund. Pet Policy Pets are allowed with a paid pet fee. If pets are detected without prior approval and payment, your reservation will be terminated, and damages will be charged. Service Animals: You must disclose before check-in the number of pets, breeds, certifications, and any history of aggressive behavior. Please clean up after your pets. Dog waste bags are located on the back side of the pole where the light switch is. Bug & Wildlife Disclaimer Florida has natural wildlife and insects (mosquitoes, ants, spiders, roaches, etc.). While we have regular pest control, occasional encounters are possible and not grounds for refunds. Help by keeping doors closed, properly disposing of trash, and storing food securely. If you experience issues, contact us immediately via Airbnb DM so we can take timely action. We are not responsible for wildlife or pest control on neighboring or community properties. Property Functionality We guarantee a clean and functional space. We cannot compensate for issues outside our control (power outages, internet interruptions, etc.). If something inside our control breaks, contact us immediately so we can fix it quickly. No refunds will be issued for problems we can resolve in a reasonable timeframe. Guests are responsible for costs related to damages or issues caused by their actions or their failure to notify us promptly. No glass on the patio We have outdoor dishes and cups in the cabinet to the right above the coffee maker. Safety Disclaimer Guests assume all responsibility for accidents, injuries, or illnesses occurring on the property. By booking, you agree to use the property at your own risk. Consider purchasing personal travel insurance for added protection. Check-Out Policy Check-out is by 10:00 a.m. Late check-out is subject to a $75 fee per hour after 10:00 a.m. unless approved in advance. Guests remaining after 11:00 a.m. without approval will be charged for an additional night. Early check-in or late check-out requests must be made in advance. Please turn off pool and hot tub heat and lights after use. Property Items All items belonging to the home must remain on the property. Reporting Issues If anything is not working or is damaged, please notify Melissa as soon as possible so we can assist promptly.

Pool & Hot Tub Heating: The pool and spa are heated and controlled by a convenient tablet. For optimal warmth, we recommend turning the hot tub heat on a few hours before you plan to use it. Provided Supplies: We provide a starter supply of toiletries, paper towels, and dish soap, along with plenty of towels and linens for your group size. For longer stays, you may need to purchase additional supplies. Early Check-In: Early check-in may be available for an hourly fee if the home is not booked the night before. Please inquire in advance to make arrangements.
