House Rules

All we ask is that you treat this residence the same way that you would want a guest to treat your own home :) Please also acknowledge the following: 1. If all members of your group are 21 years old or younger, please do not make a reservation without obtaining written pre-approval from us. Failure to do so will result in the cancellation of your booking. 2. Hillsborough County locals must obtain pre-approval from us before making a reservation to prevent the use of our residence as a party house. 3. Only the person who made the reservation will be given the door code, and a valid government-issued photo ID must be provided. 4. All guests, including those who do not plan to sleep inside the unit, must be accounted for in the reservation. Failure to disclose additional guests will result in the immediate termination of your reservation, and we will seek compensation for any damages found upon our subsequent inspection of the property. 5. Parties and events are not allowed unless agreed upon in writing. 6. Special occasions or commercial use, such as weddings, bachelor parties, birthdays, commercials, bridal showers, photoshoots, etc., require pre-approval. Failure to notify us in advance will result in the termination of your reservation. 7. Smoking and drug use are strictly prohibited within the unit and common areas of the building. Any violation of this rule will result in the immediate termination of your reservation, and we will seek compensation for any damages found upon our subsequent inspection of the property. 8. Pets are allowed for an additional fee, but they are not allowed on beds or furniture. Guests are responsible for cleaning up after their pets and disposing of waste properly. Any damage caused by pets will be the responsibility of the guest. 9. Excessive noise or loud music is not allowed, and quiet hours start at 10:00 p.m. Any noise complaints will result in the termination of your reservation, and we will seek compensation for any damages found upon our subsequent inspection of the property. 10. Please check out on time to avoid a $150 late check-out fee. If you need an earlier check-in or later check-out, please request it in advance. Any guest who remains in the residence/building after 10 a.m. without prior approval will be charged for an extra night. 11. We guarantee that the space will be clean and functional. No compensation will be provided for non-working items outside of our control, such as power or internet outages. However, we will do our best to rectify any problems within our control, and guests must notify us immediately of any issues. No refunds or compensations will be issued for issues that we can resolve in a reasonable amount of time. If any damage is caused by the guest or if the guest fails to inform the host immediately, the guest will be responsible for the repair costs. Guests are responsible for their safety and well-being while on the premises or using any of its facilities. By accepting this reservation, guests agree to assume the risk of any harm resulting from their use of the premises. Guests may choose to purchase insurance to protect themselves in such situations. 12. Please be aware that our property is located in a wooded area with a natural abundance of wildlife, including insects. Guests may encounter mosquitoes, bees, gnats, moths, lovebugs, ants, spiders, beetles, roaches, ladybugs, stinkbugs, and other creatures depending on the season and weather conditions. While we do our best to prevent infestations, we cannot guarantee the absence of the occasional critter inside the units. Guests can help by keeping doors closed, disposing of trash properly, and storing food responsibly. Please notify us immediately via Airbnb’s Direct Message (DM) if you encounter any insects or other wildlife, and we will take prompt action. Please note that we cannot be held responsible for any issues that occur on neighboring, city, community, or privately owned properties. 13. To confirm that you have read and understood the house rules, please state “I’ve read your house rules” when making a reservation or inquiry. Guests will have private and exclusive access to the entire 3-bedroom townhouse, including the private enclosed patio with a BBQ grill and fire pit. Self check-in is available via a secure smart lock for your convenience. Guests also have access to the building's shared wellness facilities, which include a fully equipped gym and a rejuvenating wooden infrared sauna with Red Light Therapy. Great location, very convenient and quiet. The house was large, spacious, and perfect for a group. It had everything we needed for a comfortable stay — well equipped and well maintained. Highly recommended!
